House Rules

Our homes are cared for like they’re our own — because they are. A few simple things keep them that way for you and for the guests who follow.

The essentials

• Check-in from 4:00 pm; check-out by 10:00 am, at both homes. If you need a little flexibility either side, ask — when the calendar allows it, we would rather say yes.
• Maximum occupancy: strictly enforced — Nordhus Lodge: 12 guests · Eagles Nest: 8 guests. This includes overnight and daytime visitors, for insurance and septic reasons.
• The person booking must be staying at the home, and be old enough to enter a rental agreement.
• No smoking or vaping anywhere inside the home.
• No parties or events. These are private homes in quiet areas, not event venues. Gatherings beyond the booked guest count aren’t permitted.
• No pets, with one exception: approved service and support animals are welcome — just let us know in advance. The homes are kept pet-free to protect guests with allergies.
• Quiet hours: at Eagles Nest, 10:00 pm to 6:00 am; at Nordhus, 10:00 pm to 9:00 am. Both homes sit in quiet places — that is most of why people come, and sound carries further than you expect near the water and in the woods.

Caring for the home

• Please treat the home and its furnishings with care. You’re responsible for any damage beyond normal wear during your stay.
• Leave the home reasonably tidy — dishes done or in the dishwasher, trash bagged, belongings gathered. A cleaning fee covers standard cleaning; excessive mess or damage may incur additional charges.
• No moving furniture between rooms.

Property-specific — Eagles Nest (the coast)

• The shoreline is rocky, not a sandy beach, and the tide changes significantly. Watch footing on wet rocks, keep an eye on children near the water, and be mindful of the incoming tide.
• Enjoy the wildlife (eagles, seals, deer) from a respectful distance. Please don’t feed or approach animals.
• If visiting Acadia: drones are prohibited in the national park, and collecting rocks, shells, or plants is not allowed.
• No child under six on the top bunk, for their safety.
• Please stay on the landscaped areas. The long grass, brush, wooded areas, and anywhere behind the sheds are not maintained for safe footing.
• Shoes off indoors, please — it keeps the sand and dirt where it belongs.

Property-specific — Nordhus Lodge (the North Shore)

• This is bear country, and we love that about it. Keep food inside, don’t leave food or trash outdoors, and enjoy any wildlife from the safety of the deck or windows.
• Gear storage is in the garage — skis, boards and boots are happier there than in the house, and it keeps the floors dry.
• In winter the driveway and the roads in can be snowy. Give yourself extra time on arrival, and if the weather looks difficult on your travel day, message us — we will tell you honestly what it is doing.

Safety

• Smoke and carbon-monoxide detectors are installed; please don’t disable them.
• Never leave a fire — indoors or at the pit — unattended, and make sure it is fully out before you turn in or leave the property.

Breaking these rules — especially occupancy, smoking, pets, or parties — may result in additional charges or, in serious cases, ending the stay without refund.
