Cancellation Policy

We know plans change. Here is exactly how cancellations work.

Stays under 28 nights (the Firm policy)

  • Cancel 30 days or more before check-in — full refund. Everything you paid comes back, less any non-refundable payment-processing fee.
  • Cancel between 7 and 30 days before check-in — 50% refund of the accommodation total.
  • Cancel within 7 days of check-in — non-refundable, as we are unlikely to re-book the dates on short notice.

There is also a 24-hour grace period: if you book at least 30 days before check-in and change your mind within 24 hours of booking, you get a full refund.

Longer stays (28 nights or more)

Stays of 28 nights or more run on the Firm Long Term terms; the exact windows are shown in full before you confirm. Ask us and we will walk you through them.

These terms are always shown before you pay

Your cancellation window and refund amount appear in full before you confirm and again on your booking confirmation. They do not change after you book.

How to cancel

Contact us directly. The sooner you tell us, the more we can do — if we can re-book your dates, we would rather return your money than keep it. Refunds go back to the original payment method.

A note on booking direct

Booking directly means you are dealing with the owners, not a call centre. If something comes up, talk to us. We will always do our best to be fair, and we have discretion a platform simply does not have.
