Booking & payment

Rates and availability are subject to change until a reservation is confirmed. Your booking is complete only when you receive a written confirmation. Payment is processed securely through our booking provider; by booking, you authorize the charges shown at checkout, including applicable taxes and fees.

Who’s responsible

The person making the reservation must be old enough to enter a rental agreement, must stay at the home during the reservation, and is responsible for all guests in their party and for compliance with the House Rules.

Cancellations

Cancellations are governed by our Cancellation Policy.

Damage & condition

Guests are responsible for leaving the home in the condition it was found, ordinary wear excepted, and for the cost of any damage, loss, or excessive cleaning arising from the stay. Any damage deposit or damage-protection arrangement that applies to your reservation is shown before you confirm it.

Assumption of risk

These are homes in natural settings. Eagles Nest sits on a rocky coastal shoreline with significant tides; Nordhus Lodge is in remote, wooded, four-season country with wildlife and winter conditions. Guests use the properties, shorelines, water, trails, decks, fire features, and surroundings at their own risk and are responsible for the safety of their party, including children. To the fullest extent permitted by law, the owners are not liable for injury, illness, loss, or damage to persons or property during a stay, except where caused by the owners’ gross negligence or willful misconduct.

Things outside our control

We aren’t responsible for circumstances beyond our reasonable control — including weather, natural events, road or park closures, utility or internet outages, or wildlife activity — though we’ll always do our best to help. If we ever have to cancel your stay, or the home is genuinely not fit to occupy on arrival, you will be offered alternative dates or a full refund. That is a promise we make plainly because we would want it made to us.

Privacy

Information you provide when booking is used only to manage your reservation and stay, handled per our Privacy Policy.

Governing law

These terms are governed by the laws of the state in which the property you have booked is located, without regard to conflict-of-law rules.
